Builders build. What they hand you is a well-made shell and a selection appointment where you'll choose forty finishes in three hours from a wall of samples. That process produces houses that are perfectly fine and rarely personal. We come in before that appointment, so the decisions get made deliberately and in relation to each other.
The Best Time to Call Is Earlier Than You Think
Ideally before framing, and certainly before drywall. Every decision has a window in which it's a drawing and cheap, and after which it's a change order and expensive. Most people call us after the shell is up and something already feels off, which is workable but costs more than it needed to.
Reviewing the Plans Before Ground Breaks
Floor plans read differently on paper than they live. We look for the things that are hard to see in two dimensions: whether the furniture you own will actually fit, where the sightlines land from the front door, whether the kitchen island leaves enough clearance behind a pulled-out stool. Small plan changes at this stage cost almost nothing.
Electrical and Lighting, Decided at Rough-In
This is the deadline nobody warns you about. Fixture locations, switching, dimming, outlet placement, and where the sconces flank the fireplace all get set before insulation goes in, and moving them afterward means opening walls. We produce a room-by-room plan your electrician can work from directly.

Finishes as a Package
Flooring, tile, stone, paint, and plumbing fixtures chosen together rather than one appointment at a time. Selections made in isolation tend to disagree with each other, and that only becomes visible once several of them are installed. We assemble the whole package, check it under your actual light, and hand your builder a document with no ambiguity in it.


Cabinetry and Built-Ins
Kitchen, baths, mudroom, laundry, and any built-in millwork, drawn in detail before the shop starts cutting. Door style and finish are the visible part. Drawer configuration, interior storage, appliance clearances, and hardware are the part you live with daily, and they're worth more attention than they usually get.
Working Alongside Your Builder
We're there to make your builder's job easier, not to relitigate it. That means selections delivered on their schedule, in the format their trades expect, with answers available when a question comes up on site. Good builders tend to like having us involved, because it means fewer decisions stalled waiting on a homeowner.
Furnishing It Before You Move In
Lead times on furniture run eight to twelve weeks and longer on custom, which means ordering should start well before closing. We plan and order on that timeline, receive and inspect everything, and install it in the days before you move. The alternative is a beautiful empty house and a folding chair for four months.
